That means if you close on a condo in January, you can’t immediately start tearing out kitchens or bathrooms—you may have to wait until May 1st to begin work.
Why These Rules Exist
Condo boards establish these timelines for a reason. The winter season, from November through April, is peak occupancy in Southwest Florida, and residents generally don’t want to deal with construction noise and dust while they’re in residence. The summer months are quieter, giving contractors more flexibility and space to complete renovation projects.
What Buyers Should Plan For
If you’re purchasing a condo that needs updating, there are a few things to plan ahead for. Work with management early and get all condo documents and remodeling rules in writing. Secure your permits well in advance—don’t wait until May 1st, as approvals can take several weeks. Try to hire your contractor before the season ends, since many professionals are already booked by the time May arrives. Finally, plan to have the project completed before October 31st, as missing that deadline could leave your remodel half-finished until the following May.
