The cheapest way into The Vineyards has gotten cheaper, but the cheapest way onto its golf courses has not. In August 2024, the median North Naples condo closed at $540,000 and a Full Golf membership at Vineyards Country Club cost $125,000 to join. In August 2026, that median was $425,000 and the club's posted Full Golf initiation fee was $180,000.
For a buyer comparing golf communities in North Naples, that gap changes the math. The listing price shows what the home costs. It no longer gives a good sense of what the golf lifestyle costs, and for condo and villa buyers the two numbers have been moving in opposite directions for two years.
Three price sheets in about two years
Vineyards Country Club is privately owned by the Procacci family, which developed the community and built the club in 1988. The club is non-equity, and every initiation fee is nonrefundable. The club has published its own pricing at three points since 2024, and each sheet came in higher than the one before.
| Club's published source | Full Golf initiation | Full Golf dues | Lifestyle initiation | Lifestyle dues |
|---|---|---|---|---|
| 2024 membership plan | $125,000 | $15,950 (2024) | $25,000 | $7,495 (2024) |
| Club blog, April 27, 2026 | $150,000 | $18,725 (2026) | $48,000 | $8,775 (2026) |
| Current membership page | $180,000 | $18,725 (2026) | $60,000 | $8,775 (2026) |
Measured from the 2024 plan to the current membership page, Full Golf initiation is up 44% and Lifestyle initiation is up 140%. Annual dues rose about 17% in both categories. The menu also got shorter. The 2024 plan listed four categories, with Full Golf marked "WAITLISTED" and the Sports and Social memberships both "CURRENTLY UNAVAILABLE." Today the club offers only Full Golf and Lifestyle, and the page says a "limited number of Full Golf Memberships" are available.
The two 2026 sources were published within the same year and list different initiation amounts at the same dues level. A buyer budgeting for this season should get the current figure in writing from the membership office before relying on either one.
The same two years at the closing table
Home prices did not keep pace with the club. The figures below come from the Naples Area Board of REALTORS® monthly reports. NABOR's North Naples area covers ZIP codes 34109, 34110 and 34119, and the club's own mailing address is in 34119.
In August 2026, the North Naples condo median closed price was $425,000, down 0.6% from August 2025, with 122 average days on market and 4.9 months of supply. Year to date through August 2026, the condo median was $430,000, compared with $507,000 for the same stretch of 2024.
Single-family homes held steady. The North Naples single-family median was $1,000,000 in August 2026, up 5.3% from a year earlier and close to the $965,000 recorded in August 2024. Year-to-date single-family medians were about $1.05 million in both years.
ZIP 34119 by itself, across all property types, posted a $620,000 median in August 2026. That was down 10.8% from a year earlier, on 77 sales, with inventory down 32.1% to 290 listings. In August 2024, the same ZIP's median was $745,000. These figures cover the ZIP and the wider North Naples area, not The Vineyards alone. Still, they show the direction the market around the community is moving.
Comparing the club's initiation fee with those medians shows how far the two have separated:
- Full Golf vs. median condo. About 23% of the North Naples condo median in August 2024. About 42% in August 2026.
- Lifestyle vs. median condo. About 5% in August 2024. About 14% in August 2026.
- Full Golf vs. median single-family home. About 13% in August 2024. About 18% in August 2026.
Why a cheaper condo can mean a pricier golf habit
For a single-family buyer, the club fee grew a bit faster than the house. For a condo or villa buyer, the change is much larger. In 2024, a buyer at the North Naples condo median who wanted full golf privileges would have spent about $665,000 on the home plus the initiation fee. In August 2026, the same buyer would spend about $605,000. The purchase got $115,000 cheaper, but the initiation fee added back $55,000 of that savings. Then there are dues of $18,725 a year, which have to be paid every year rather than once.
Lifestyle membership looks like the budget way in, but its golf access is tightly limited during the months most seasonal owners are in town. From November 1 through April 30, Lifestyle members get one round per month after 12:00 noon, subject to club-designated availability, and unused rounds do not carry over. Practice facilities are open to them only on scheduled golf days. The category also excludes the Men's and Women's Golf Associations, league play and the reciprocal program. The current page adds that in 2026, Lifestyle members can play after 3:00 p.m. at a reduced rate without using up their monthly round.
The upgrade path is where timing matters most. The club's FAQ says members can upgrade at any time "by paying the difference in initiation fees and dues." On the current page, the initiation gap between the two categories is $120,000, and the dues gap is another $9,950 a year. On the April 2026 blog, the initiation gap was $102,000. On the 2024 plan, it was $100,000, with a dues gap of $8,455. A buyer who joins at Lifestyle planning to move up later is betting on where that gap will be when the time comes.
How the wider Naples club market explains the pricing
Vineyards Country Club is setting its prices in a crowded private-club market. A September 20, 2026 Marco News report on private golf in Southwest Florida found that local private clubs "continue to see strong demand, with many carrying long waitlists," and that some have reported 10- to 15-year waits. In the same article, Erik Matuszewski, editorial director of the National Golf Foundation, described Naples this way:
"There's really nothing like it in the nation."
He also told Marco News that the Naples metro, which covers all of Collier County, has more private golf holes per person than any other metro in the country. That article gives two nearby price points. CAVU Golf Club, the former Naples Grande Golf Club on Premier Drive, became fully private in 2026 and reported a $250,000 initiation fee with $26,000 in annual dues. Pandion Golf Club, a new private club off Corkscrew Road, raised its initiation fee from $250,000 to $300,000.
Against those figures, Vineyards' $180,000 Full Golf fee still sits below the newer entries. The club lists 36 holes, "no assessments," and no food and beverage minimums among the ways it differs from other clubs, and it describes itself as family-owned and debt-free. At a non-equity club, the fee pays for access. It does not buy an ownership stake that comes back to the member, so the comparison that matters is what it costs each year to use the club, not a resale value.
Questions to settle before the October 31 bill
Timing matters this month. The club bills annual dues on October 31, they are due in full by December 15, and first-year dues are prorated to the start date. Men's Opening Day is also October 31, and the September/October newsletter from Director of Agronomy Billy Huskins says the South Course reopened after summer work that added drainage and extended cart paths in high-traffic areas.
For a buyer weighing a Vineyards condo, villa or home with the club in mind, these are the questions to answer before writing an offer:
- Is membership required for the specific neighborhood? The club's FAQ says you do not have to live in The Vineyards to join, and that about 75% of members do. Each of the 38 neighborhoods has its own governing documents, and those documents are the place to confirm whether membership is optional for a particular address.
- Which initiation figure applies on your join date? Get the current fee sheet from the club in writing, because its own 2026 sources list different amounts.
- Does sales tax apply? The 2024 plan stated that initiation fees and annual dues were subject to 6% sales tax.
- What will the community association charge on its own? The Vineyards Community Association's 2025 audited statements describe master maintenance fees assessed equally per unit and paid quarterly, plus a separate bulk-communications charge and, where they apply, prorated Access Control, Silver Oak Drive or Vintage Colony Boulevard costs. These charges are separate from the club and apply to every owner.
None of this is legal, tax or financial advice. Club agreements and association documents vary by property, so confirm your own situation with the club, the association and the right professional.
Short answers
Does a Vineyards Country Club membership transfer with a home sale? The club's public membership page does not say. The club's 2024 plan did list interim transfer fees for rentals, which were $995 for Full memberships from November through April and $350 otherwise. Ask the club directly how its resale policy works.
Is Full Golf membership available right now? The current page says a limited number of Full Golf memberships are available. In 2024, the category was waitlisted.
Who is covered by a single membership? According to the club, every membership includes a spouse or significant other and unmarried children under 25 at no added cost.
